Kendall Property Management
Professional Fees
The fee structure for Kendall Property Management covers all services set out in this prospectus. We are confident that you will be suitably impressed in the manner with which we deal with our client’s requirements and our willingness to provide every possible service for the smallest and largest properties. We believe that our fees really do represent value for money for the quality of service we provide.
Management Fee:
The management fee covers weekly rent collection and processing, rent arrears tracking and reporting, income and expenditure reporting, maintenance management, water rates processing and tenant invoicing, tenancy agreement renewals, tenancy law update requirements, owner and tenant correspondence and communication.
Letting Fee:
1 week’s rent including GST is charged at the start of a new tenancy. The letting fee covers property photography, advertising costs, holding open homes, processing tenancy applications, running credit and background checks on prospective tenants using police, court, financial and tenancy databases, tenancy documentation and bond processing.
Note: Letting fee is fully tax deductible from end of year taxes
Administration Fee:
Property Inspections are carried out quarterly (every 12 weeks) and are charged out at $40 + GST per inspection. No Charge for all other office and administration services including water rates processing.
Tenancy Tribunal Hearings:
Free Of Charge
Attending a Tenancy Tribunal hearing on your behalf. Tribunal Hearing filing fees are at cost of $20 + GST. Tribunal hearings are rare for our company.

Maintenance
Tenants are required to fill out a maintenance request form or email detailing the nature of the repair and whether they give consent for access to the property while they aren’t home. All maintenance reported will be referred to you for instructions prior to issuing a work order to the relevant tradesperson. It is our policy to pass all requests for maintenance on to you, even if we believe they may not be viable requests at the time. This is our way to keep you informed and in control.
Emergency Repairs
Emergency repairs are rare. However, if an emergency is reported and our office cannot reach you on any of the numbers provided we will act on your behalf, and best interests, to have the repairs made promptly. This falls in line with your instructions in your Management Agreement. Some examples of emergencies are burst water pipes, electricity outage or leaking hot water system.
Smoke Alarms
Residential tenancy laws require a minimum of 1 smoke alarm to be installed in all rental properties. It is the responsibility of the owner/landlord to have smoke alarms installed and have them serviced and tested each time a tenancy agreement is renewed. It is the tenants obligation to ensure the alarms are not tampered with and that they are cleaned, tested and the batteries replaced throughout the term of their tenancy at the property.
Pools & Spas
Properties with pools and/or spas are required to have a pool safety inspection prior to the property being let. A copy of the certificate is held in our office as well as one copy given to the tenant when they sign the tenancy agreement. We can organise this inspection for you.
Every 12 weeks we will conduct a routine inspection of your property. – you are welcome to attend the inspection with your Property Manager. We inspect all properties under our management quarterly and we must provide our tenants a minimum of 24 hours notice (in writing) of our intention to inspect the property.
Routine inspections take approximately 30—45 minutes and we look for any current or future maintenance items as well as making sure the tenant is keeping the property in a clean and tidy condition. We then fill out a report, with relevant photos attached, and email this to you for your records.
You are allowed to pass on the metered water and waste water usage charges to tenants provided that the tenanted premises are individually metered and the tenancy agreement states that the tenant must pay for water consumption. The property owner is responsible for the fixed charges on all water accounts for the tenanted property.
When a tenant vacates a property they are required to leave it as close as possible to the same condition as when they moved in with fair wear and tear expected. The term “fair wear and tear” is not defined in the Residential Tenancies Act. The standard terms of the tenancy agreement gives an example that fair wear and tear may be “wear that happens during normal use” or “changes that happen with ageing”. For example carpets wear over time with people walking on them. We need to be mindful that the tenant has “lived” in the property and that some level of wear and tear will be normal and must be allowed for. The Ingoing Inspection Report that we prepare, plus the photographs we take upon entry, are precautionary and vital to this issue when a tenant vacates
It is at your discretion whether you wish to allow tenants to have pets at your property. If you are willing to allow pets, such as a cat or small dog, then we have a separate agreement tenants must sign, clearly stating the conditions that a pet is allowed to stay in the property and that at the end of the tenancy the cost of any repairs or cleaning required, that is attributable to the pet, must be met in in full by the tenants.
