Having a professional property manager can save you time on day to day management tasks, provide expertise in tenant management and legal compliance, optimise rental income, and offer peace of mind by ensuring your property is well-maintained and managed effectively

As the property owner you will have to final say in who is selected as the tenant for your property. You will also be kept informed of any maintenance issues and make decisions with your property
manager on how best to proceed with any work.

Routine inspections are carried out 4 times a year. Regular property inspections are important to catch any maintenance issues or tenant-caused damage early. They are also a requirement for
many house insurance policies where the property is being rented out.

The time on the market has many variables such as current market conditions, weekly rent being asked, type and location of property, competition in the area. With our advertising program the
time a property is vacant is kept to a minimum.

Our management fee structure is 8.0% + GST on rent collected. Additional charges are $40 + GST for quarterly inspections and reports and the letting fee of 1 week’s rent, GST inclusive, to
find a new tenant for a property. All other services are included in the management fee.

I have been a property manager in the Auckland area for more than 14 years.

Tenants first complete a comprehensive application form for the property. This information is then run through a number of national databases including tenancy tribunal, financial, police and courts to find any history a potential tenant may have. The tenancy database is also linked to Australia which gives us any tenancy history an applicant my have there.
